WHAT FORM.LAND DOES

The site. The design.
The numbers. Together.

Move from an address to a development scenario you can discuss with your team. Keep the sources, design choices and financial assumptions behind it in view.

01 / SITE INTELLIGENCE

Understand what you’re working with.

Bring parcel context, zoning information and planning assumptions into the same project. See the source behind an input and the questions that still need checking.

  • Site and parcel context
  • Planning constraints and supporting sources
  • A starting brief for your project team
02 / DESIGN STUDIO

Give the possibilities a shape.

Explore 3D building forms, floor plates and layouts. Compare concepts and see how a design choice changes the space you could create.

  • Concept massing and building geometry
  • Floor area, homes and layout studies
  • Exterior, interior and drawing studies
03 / FEASIBILITY

Put the assumptions to work.

Bring land, construction, fees and financing into a development scenario. Compare the costs and outcomes as your project assumptions change.

  • Development cost assumptions
  • Scenario and sensitivity comparisons
  • A clearer basis for professional review

Product capabilities are being prepared for early access. Supported workflows and coverage will be confirmed before invitations are offered.

THE PRODUCT WE’RE BUILDING

A building belongs
to a place.

Study the proposal alongside neighbouring buildings, streets, trees and the spaces between them. Then move inside to work through the homes and the drawings that describe them.

Building and apartment images illustrate the intended presentation quality. The drawing preview comes from our existing concept drawing generator. Early-access features and supported site data will be confirmed before release.

THE PRO FORMA / ACTUAL REPORT PREVIEW

See the numbers.
Understand the assumptions.

Review the project program, development budget, capital requirements and financing in one report. Follow the line items behind a scenario instead of relying on a single headline number.

  • Land, construction, soft costs and contingency
  • Debt, equity and financing costs
  • Sale and rental scenarios, with recorded assumptions

Rendered from the current report component and calculation engine using synthetic sample inputs. Figures are illustrative and are not an appraisal or investment recommendation.

FORM.LAND ON YOUR PHONE

Keep the project
in view.

A look at the current mobile web experience: explore a concept in the Studio and review the project report on a smaller screen.

These are actual mobile-size captures, not redesigned mockups. The early-access release will confirm supported mobile workflows.

BETTER HOMES / PRACTICAL DESIGN

Work through the home,
not just its floor area.

See the complete apartment in a detailed cutaway. Review room relationships, furniture, kitchens, bathrooms and storage with realistic finishes appropriate to the project.

ARCHITECTURAL DRAWINGS

From the model
to a coordinated study set.

Review the same design in plan, section and elevation. The intended workflow connects the drawing set to the model so changes can be reviewed together, with clear revisions and quantities.

A useful starting point for the project team. Plans, elevations, sections, unit and area schedules, revision information and PDF / SVG outputs are part of the drawing workflow being prepared for release.

These previews are generated by the existing drawing engine from a synthetic project. They are concept coordination drawings. Engineering, code review, detailed documentation and permit certification require qualified professionals.

HOW IT WILL WORK

Start with an address.
Build a project you can review.

The intended end-to-end workflow connects the decisions—not just the screens. Here is what you will do at each stage.

  1. 01

    Locate the site.

Enter an address or select a parcel. Review the available parcel, planning and source information, then confirm the assumptions that need checking.

  2. 02

    Understand the surroundings.

Bring the proposal into its neighbourhood context: adjacent building scale, street frontage, access, setbacks and available site information. Review context-data coverage and accuracy.

  3. 03

    Shape the building and homes.

Adjust the building form, storeys and floor plates. Work through unit layouts and test the impact on areas and the project program.

  4. 04

    Review the architectural drawings.

Generate and compare concept plans, elevations, sections and schedules from the design. Check dimensions, revision notes and unresolved design issues before exporting a study set.

  5. 05

    Test the development scenario.

Review and accept design quantities into the pro forma. Set land, construction, financing and revenue assumptions; calculate and compare the effect of a change.

  6. 06

    Refine, share and move forward.

Revisit the design with your team, update the study and export the agreed project information. A future .land OS connection is intended to support a handoff into construct.land for delivery.

This describes the intended product workflow. Availability, supported locations, context-data sources and export scope will be confirmed during early access.

THE MARKETPLACE / BUILD YOUR PROJECT TEAM

The right people.
At the right stage.

Find architects, builders, planners, engineers and financing professionals around your project. The marketplace is being prepared to help you explore services by location, project type and stage, then start a conversation with useful project context.

PART OF .LAND OS

One project.
A connected way forward.

.land OS is our shared product direction for the built environment. form.land focuses on understanding and shaping a development opportunity. construct.land focuses on running the construction work that follows.

COORDINATE & DELIVER

construct.land

Project operations → Field updates → Office coordination

Keep the people delivering it connected.

A project that learns as it progresses.

Within form.land, the working process moves from site context to design, feasibility and review. Across .land OS, the longer-term goal is to bring delivery experience back into future planning—so actual project knowledge can inform the next set of assumptions.

AI / IN DEVELOPMENT

Less time piecing information together.

We’re exploring source-linked project summaries, explanations of changing assumptions and suggested questions for review. The aim is to help teams find and understand project information, with human review before decisions are made.

Shared data, cross-product handoffs and the AI capabilities described here are planned. They are not released integrations or included in today’s signup.

EARLY ACCESS

BEFORE YOU JOIN

A few practical details.

Can I use the application today?

Public application access is paused while we prepare early access. This website currently accepts registrations of interest only.

Where will form.land start?

Our initial focus is Vancouver. Geographic coverage and supported project types will be confirmed as early access is prepared.

Does an analysis confirm what I can build?

No. Concept geometry and feasibility scenarios are preliminary planning tools. Zoning, approvals, engineering, costs and investment decisions require independent verification and qualified advice.

How does construct.land fit in?

form.land focuses on site potential, design and feasibility. construct.land focuses on construction operations. Both are part of the .land family; shared workflows under .land OS are a planned direction, not a released integration.
